IIS Space won a National award for the second year running in the Considerate Constructors Scheme Awards for our Lock Studios, Devons Road, London project, a Cat B Project over six floors in Bow, East London.

THE FITOUT

Modern offices & studio’s featuring natural light, high ceilings and an industrial chic that allows businesses and SMEs a blank canvas to add their brand’s stamp to the layout. A warm and atmospheric front of house reception with informal and formal meeting spaces in a trendy agile workspace showcasing a design that reflects the heritage and surrounds area.

The location being in the East End of London, provided a reference point and inspired us to take some characteristics of the traditional Pie & Mash shops but with a modern spin. We lined the perimeter walls with green crackled square tiles with features in black, which gives a traditional feel but the setting out was done in a contemporary way. We wanted to maximise the seating area and created a central island with a metal feature screen and banquette seating to direct people around to the back where the lift lobby is located. We kept the screen as an open space frame which layers the views as you walk through you get glimpses of the perimeter tiling and tiled bar. Timber screens have been used with inset coloured glass to create inviting pockets of lounge seating. We created 75+ cellular offices & studios from 150 sq.ft. to 750 sq.ft. throughout the six floors for letting, with enhanced data connectivity, resin finished floors, natural concrete finish, with glazed fronts, to allow natural light to flood into the corridors
