Westbourne Studios is built under the Westway motorway which doubles as roof to the central social area. The client, Workspace plc., wanted to create a modern and innovative work space that inspires creativity and collaboration for the many businesses who are based here.

Control critical working in a busy live environment

This project required careful planning and management as all works were carried out in a live building environment. This was achieved through meticulous pre planning and co-ordination with building management. A controlled environment was maintained throughout, while significant works were completed out of hours. Westbourne Studios is home to multiple start-up businesses who all maintained operations throughout the duration of the project.

The extensive CAT A refurbishment works at Westbourne Studios included;

  • Demolition of structural walls
  • Alterations to internal meeting rooms and installation of bespoke graffiti art
  • New HVAC and electrical systems
  • Installation of Life safety systems
  • Fire rated mezzanine floor
  • External bike area


In addition, the entrance area was fully refitted. New coloured panes to Crittall glazed doors adds another design feature.

A unique place to work, meet and eat

A key feature of this project is the converted shipping container that was supplied, installed and fitted out with flexible workspace on the roof and a fully operational café inside. Our team managed the structural modification of  the container off site and supervised it being hoisted through the front door of the building.

The Westbourne Studios refurbishment created a modern and innovative work space that inspires creativity and collaboration. The result is a work space with plenty of character and an atmosphere that encourages creativity and collaboration. The minimalist, modern studios are wrapped around an internal communal atrium, featuring an incredible on-site café, high-spec meeting rooms and open plan collaborative spaces.
